The new 3M headquarters in Russia was built in the Krylatsky Hills International Business Park in Moscow.
The project concerns 3.500 square meters of surface and provides on the ground floor a large area for the Customer Technical Center and on the mezzanine floor training rooms and an auditorium, as well as an area for sellers. The operational and managerial offices are located on the top floor, the sixth, surrounded by a large perimeter terrace from which it is possible to see the nearby hills, the river and, on the horizon, the city of Moscow. The solution adopted in ’95 for the CTC in Milan shows here, albeit with obvious evolutions, its effectiveness and adaptability to spaces with very different characteristics both in height, both in organizing the layout. Some elements that are difficult to manage, such as the double height in the laboratories on which the mezzanine overlooks, haveĀ become a starting point for the use of particular lighting fixtures, specially designed with 3M technology (OLF) which, hanging from above, create a more intimate and less dispersive work environment on the ground floor even if visible from above. The connection between the ground floor and the mezzanine takes place through a staircase, enclosed between two walls, and placed transversely between the large external windows and the front of the mezzanine. This volume creates an important background for the entrance lounge where the Company’s brands and communication are located.
The distribution organization of the operating area on the sixth floor optimizes the space by merging it by functions. The mainly individual activity takes place in open space, with light furnishings that are not very divided, also suitable for small groups of two or three people. Group activities of three to six people or reserved individual take place in separate unassigned rooms (quiet rooms) and provided for in large numbers. Activities involving more than eight people take place by reservation in the meeting and training rooms.
The closed offices, reserved only for managers, are very transparent and with furnishings designed to encourage small meetings of up to four or five people.
This approach, which reflects a different and more current way of managing work, has made it possible to optimize the use of the available space by creating a particularly favorable m2/person ratio, while providing the office with unthinkable service activities on these sizes.
